A variety of factors can affect EV charging for MUD costs. The building’s architecture, parking lot design, access to electrical services, and installation all affect the overall cost. An additional factor is the arrangement between MUD owners and drivers of plug-in electric vehicles (PEVs). Some MUD residents may be responsible for costs associated with installing EV charging equipment. However, installation costs can be prohibitive for a tenant to assume. It may also be more than the MUD owner is willing to pay to offer EV charging.

To lower costs for MUD owners and tenants, some multi-family dwellings are coming up with creative solutions to make it more affordable for everyone.

EV Charger Installation Costs

The primary factor driving EV charging for multi-family dwelling costs are

  • The purchase and installation of electric vehicle support equipment (EVSE)
  • Ensuring the building’s electrical wiring has the necessary capacity to support EV charging
  • The distance from the electrical service access point and the location of the EV charger
  • Upgrading transformer capacity to serve the community and the EVSEs

We’ll look at the costs associated with each of these factors in the following paragraphs.

Purchasing and Installation Costs

EVSE costs can range from under $1,000 to over $8,000. The type of EV charger, along with the integrated technology affects the overall cost. Basic EV charging stations are inexpensive but lack the features you may want to simplify who has access to the unit. Advanced charging stations also make it easy to manage billing and energy usage.

The downside to advanced charging units is you may need to update your network. Fees associated with licensing and activation may also apply.

You will also want to factor in permitting fees. These fees vary by municipality and state. Your EV charger provider will be able to explain any additional fees.

Building Wiring and Electrical Capacity Costs

Older MUDs may need to update their electrical wiring. It typically also includes increasing electrical panel size to accommodate the additional breakers necessary to support the EV chargers.

Most Multi-family dwellings allow for the installation of a second electrical panel dedicated to supporting the charging equipment.

Distance From Charger to Electrical Point

Costs are minimal when the charger is installed close to an electrical point. It simplifies the installation process and eliminates the need for expensive trenching. If trenching is necessary due to the distance between the electrical point and EVSE, consider digging through grass instead of gravel or asphalt. There is a noticeable difference in installation costs.

Transformer Capacity

After creating an installation design, you’ll need to examine the transformer. Does it have the capacity to support EV charging? If not, you will need to contact the utility provider to inquire about an upgrade. When an upgrade is necessary, the utility company will work with you to determine how much additional electricity is needed and to discuss the cost.

Operating and Maintenance Costs

The most obvious expense is electricity costs. It costs an estimated $450 annually to charge an EV covering around 12,000 miles. This calculation is based on electricity rates of 15 cents per kWh and does not account for any additional fees.

Electrical rates vary by utility provider and the location of the charging equipment. For example, if it is located on residential or commercial properties. The building architecture is another factor, along with ownership of the parking space. These factors play a role in determining if the EVSE is on residential or commercial grounds.

Along with EV charger installation costs, maintaining the units is another expense.

EV charger maintenance costs will vary depending on station ownership. If the EVSE is owned by the MUD, the property owner is responsible for all costs associated with maintenance.

Along with unexpected maintenance and repair costs, additional fees can be assessed from network access fees.
